QUESTION? WHY ARE ALL THE NEW HOMES SO CLOSE TO EACH OTHER??
IT'S NET DENSITY STUPID!
Our Planning Commission can try
and enforce 1-unit (house) per acre,
but guess what?? Try this true story
on for size. Owner has a 1,500 acre
tract he wants to develop. Too bad
750 acres are on hillsides that don't
meet the slope requirements. And
another 500 acres are unable to be
built on for a variety of reasons.
But at 1-unit per acre GROSS as it
is now, he can still get 1,500 homes,
but he has to cram them on 250
acres less green space requirement
(20% minimum). He is now left with
200 acres to build 1,500 homes or
7.5 units per acre NET DENSITY.
This is the real "bait-n-switch, and
it goes on every day in every city in
our county and the country, too.
YEAH!, the developer cramed you
all together, called it a PUD and
you got 1,300 acres you and the
other 1,499 homeowners can pay
to maintain. Man, how sweet is
that income/profit and -0- main-
that income/profit and -0- main-
tenance for the developers???
WELCOME TO PARADISE ACRES!
This story explains why there seems
to be a constant stream of requests
for rezoning. Estate Residential to
Suburban Residental to PUDS.
E.R.=one & 1/2 acres to S.R.=1 acre,
to PUD or "pretty undersized develop-
ment."
QUESTION??? Does the city approve
zoning to benefit the city's long range
plans or the developer's immediate
needs who will be gone tomorrow??

It seems the developer gets the priority.
They should take pride in what they do and think about their future development chances in this community.
Maybe the people of Nolensville would welcome another quality, well planned development from this type of developer.
City hall should also take pride in what they allow to be a part of this special town.
We may not be able to change the past, but we can change the future and do away with PUDs now, or perhaps do a modified PUD with a minimum lot size of 1/2 acre.
