NO KIDDING? KIDD RD. LAND OWNERS SAY NOT IN MY BACK YARD! MAYOR'S ONE & 1/2 HOUR ANNEXATION TALK TOO LONG! FACTS UNCLEAR! LET'S SLOW DOWN GROWTH!











Today's Tennessean says..."Mayor touts
benefits of annexation...that would add
1,253 acres to town, but residents wary"

Most Kidd road residents cannot under-
stand why the city must annex this land
so fast?
Mayor tried to answer this question
as follows: "City must annex this land ASAP
before the County approves it for developers.
IF that happens the city loses control of the
area and cannot ask the county to allow city to
annex it. The county approval is irreversible."

The dirty little secret is that the county
won't approve a development of 675
homes in this area because Kidd Rd.
cannot handle the increased traffic.
We checked with 2 Williamson
county commissioners and it is true, they will
not approve a major subdivison of 4,222 new
people until Kidd road is widen and improved.
So why the urgency...why is our Mayor so deter-
mined to annex 1,253 acres and approve this
new development of 4,222 new people.

ANSWER: to get more impact dollars for his
budget and the Mayor and the developer both
know the county won't approve a new develop-
ment in this area...but the city will. Done deal?
Well yes, because the Mayor and two of his per-
sonal aldermen will vote for it as a majority vote
as they have over and over. But what about the
condition of Kidd road? Mayor said he would get
the county to "re-surface" it and that would be
adequate for increased traffic. County commiss-
ioners DO NOT agree that it would be OK,
but once the city annexes it, the city can do
whatever it pleases.

Of the 57 Kidd road land owners, many in the
meeting were disappointed, discouraged and
don't really think they can do anything to stop
this annexation.
Well GOOD NEWS...they can
threaten a law suit to stop it. Judge Heldman
in Franklin is very supportive of local residents
and would no doubt stop the annexation. The
Mayor and Board won't want to go through
another, of many past, law suits.


Another dirty little secret is that this Kidd road
annexation will appear on the Feb. 06 town hall
meeting for first reading and guaranteed
approval via the Mayor's "slam dunk" majority
vote on the board.
Behind the scenes this new
development is already in the works as a PUD.

Then come Mar. 06 it will appear again as a
Public Hearing with citizen input that will in
no way affect the Mayor's "slam dunk"majority
vote.
All the while work is being done on the
future 675 homes because approval for a PUD
is guaranteed! No $$$'s support for schools,
roads,fire dept., etc. because any motion to ask
the developer for support cannot get a second
on the board so it will die. End of support.

Hooray! Come April 06 the annexation will
appear for the final time for (guaranteed)

approval. Done deal, but no money for infra-
structure. Welcome to politics as usual.
4,222 more people, more traffic on old roads
with no improvement in sight. Until TDOT
swings into action in 2025.

What about developments on fringe
of Nolensville city limits...like Burkitt
road with a future 900 new home develop-
ment. 900 homes X 2.7 occupants= 2,430
new neighbors that will drive thru and shop
and impact our city.

QUESTION: for all 57 Kidd road residents...
will you be better off with this annexation
and 675 homes with 4,222 people as a PUD
for starters---with more developments and
people to come. The Mayor said tuesday nite
"that he thinks it (town/Mayor) can offer a
better deal than what Kidd Rd. residents
currently get for living in the country."
Ask yourself what is better about 4,222
new people trying to drive on roads too
small and too dangerous.No thanks Mayor!
Look at the other developments approved
by City Hall..Ballenger Farms (too narrow
streets), Bent Creek (too narrow streets),
most with postage stamp lots (PUD's).

Tues. nite the Mayor said. "the town can't
halt this growth because of individual pro-
perty rights issues."
Local citizen writes:
"did I hear right? The mayor said the reason
there is so much growth is because folks are
selling out. So I guess the idea of a SLOW
DOWN, in order to have good growth is out
because folks are selling their farms sooooo
fast. MM'm let me think about that one?"

Mayor said tues. nite.."Annexation would
neither slow nor quicken developers' interests
in the 1,253 acres." Local citizen says:
"Who do you think controls how land is
developed.Our POOR WEAK LITTLE MAYOR
always acts like he is so POWERLESS.
Watch how he continues to cheerlead for more
and more developments."

"People have a right to sell their property.
We can't stop them."Mayor said. Kidd road
resident said..."that's true Mr. Mayor, but
we can STOP YOU and your guaranteed
majority vote on the board."

Mayor said residents will get better represen-
tation from the town's planning commission
than the county's commissioners. Kidd road
resident said..."How so? County commissioners
won't approve this new annexation/development
due to condition of Kidd road not being able to
handle increased traffic---but Nolensville Plann-
ing Commission,with all of it's members
appointed by the Mayor, will approve it.
How is that better?"

Nolensville residential developments within
the town (supposedly) have a density
of 1.8 homes per acre vs:the county's 3 homes
per acre.
But as Kidd road resident said.."So what? When
the city allows the developer to suddenly become
a PUD--density is out the window."

NOTE TO ALL 57 KIDD RD. RESIDENTS:
IF YOU DON'T WANT TO BE ANNEXED
PLAN TO COME TO THE FEB. 06 TOWN
HALL MEETING AND PROTEST THIS
FIRST READING AND APPROVAL VOTE!

No annexation, no approvals without infrastructure guarantees including roads. Kidd/Battle Road is narrow and needs widening not only to Nolensville Road, but also on the Battle Road side to Burkitt. I drive it daily and getting 2 cars through in some areas is dicey, but when a truck comes through, it takes over 1/2 of the road even when it's pulled as far to the right as it can get.
On the question of selling your property, you have every right to sell your property, but that doesn't guarantee rezoning since that also impacts your neighbors.
Putting up quality requirements such as road improvements, money for new schools, etc. is not going to discourage growth and building. It may impact the profit margin a little bit, but there is plenty of money to be made in Nolensville. Let's also look at what we need to develop our historic district - parking, a sewer line run across Mill Creek so some restaurants and new stores can open. Currently, due to "change of use" requirements and the "availability" of the sewer on the Johnson Drive side of Mill Creek, new businesses cannot open without bringing the sewer across and no shop owner can affort the $40 - $70k to do that. If we could open businesses in the properties on either side of the old pharmacy and perhaps put in a town square, there's no reason why our beloved Nolensville can't be as quaint and cute as Bell Buckle, and a whole lot closer to Nashville tourists. That will bring in some quality sales tax revenues and also improve the quality of life for residents. Right now no one, except a commercial developer, can afford to come in and buy the properties and improve them for rental. Our local shop owners would like to see more shops, even competitive shops, in town because having a nice selection of stores along with places to eat, provides a good quality shopping experience and brings more people to Nolensville to shop.
BTW - I'm not a shop owner or commercial property owner, just a lowly Stonebrook resident who commutes to Nashville to work every day.
Don't forget to pray for our town and our mayor and aldermen.

Nolensville, vote out your Puppet Mayor before it is to late. It is the same for the Fanklin City Mayor. The Developers call the shots. Please dont ever vote in a Real Estate person as Mayor like Franklin did.
Mr. Slow down growth has sped it up, for all his friends in the building trade.

Why does the mayor want to ruin iy for those of us on Kidd road. Does he not have enough to take care of.
Thank you blogmaster for helping to inform us.

We need an organized effort to fight this bunch brfore he turns our neighborhood into a Ballenger fsrm or Bent Creek!

Anyone know an attorney that would like to challenge these guys?

YES....ANONYMOUS THERE ARE 57 LAND OWNERS ON KIDD RD...YOU NEED TO ORGANIZE EVERYONE...APPOINT A LEADER...SCHEDULE SOME NEIGHBORHOOD MEETINGS...AND IF YOU WOULD EMAIL US AND GIVE US YOUR EMAIL ADDRESS...WE CAN SUGGEST LEGAL HELP, PROMOTION HELP, ETC. Go for it Kidd Road folks!!! You can do it and your neighbors will be there to support you too. Start calling, it will be worth it.
But isn't a shame that you have to do this in the first place.

If there is this much unrest already, why7 would all Kidd road citizens even want to be in the town!
If you know someone in the area, CALL themnow and try to get them involved before a power hungry bunch tries to take them over!
